"My name is Bryan Mitchell and I have been a Solicitor for over
10 years. I have practiced extensively in this area and
support this service. If you don't feel that you would like
to do your own conveyance online you can choose to use my
firm to do your conveyance in the normal way. This is
called the Legalmart full service option.
We specialise in conveyancing and can take care of your
matter at a fixed fee (for standard conveyancing). We know
that you will be happy with our service.

* This service is only
applicable for use with the standard REIQ Contract for
Houses and Land (2nd/3rd/4th edition). It should not be
used for:
- Property outside
Queensland; or
- Non-residential
property (eg. farms, business or commercial property)
Included

BEFORE you sign a Contract You can get your standard REIQ Contract checked over by your Lawyer. They will talk to you about your individual needs and draft any standard conditions that you need. For Units purchased off the plan, there is an additional fee of $50.00 (optional)
AFTER you sign a Contract Your Lawyer will conduct the full conveyance process on your behalf, in the usual way. This includes

Doing all of the property searches that you need to do for your property. Your Lawyer will also talk to you about any additional or special searches that you may need.

Making up the transfer documents for you and arranging for the Seller to sign them

Stamping the transfer documents
-
Talking with your financier (if you have one) to make sure that your monies are available at settlement
-
Calculating settlement figures
-
Checking your search results as they come back

Attending at settlement on your behalf

Registering your ownership (if you have a financier they will do this)
Not included in Price

- Anything that is not part of a standard conveyance is not included in the fixed fee - These non standard items are normally quite rare, and include things like drafting difficult conditions, or if a legal fight starts between you and the seller (for instance if they break their Contract, etc).
If something like this did occur, your Lawyer would talk to you first before taking any action, and give you an idea of any costs involved (normally at the Lawyers hourly rates). Remember, you always have options.
- Advice on the terms of your Mortgage (if you are getting finance) If you would like legal advice and assistance in relation to your mortgage, then this can be done for an additional fixed fee of $95.00 (for most Banks and Lending Institutions).
This is an optional extra as most lending institutions do not require you to have a Solicitor involved. However if you want to fully understand what you are signing with your financier, you may want to pay this small additional sum for peace of mind.

service. This means that you are fully informed about your
contract before you sign it.
AFTER you sign a contract: When you have signed a contract
to buy your house/land, your lawyer will look after all of
the necessary legal requirements including searches,
stamping and attending at settlement. We will also
keep you fully informed of progress in your matter.
